Abstract
A successful complex project not just has beautifularchitectures, it should also be equipped with state of the art MEP systems tomake these buildings energy efficient after tenants move; it should integrateworking, living, entertainment, relaxation and exercise into one community withconvenient transportation and amenity; Its functions should satisfy people’s living demands, so as to attract more people to shopand live in this community, which can add value to the retail and make profitsto the developer.
There are two parts of Bob Pratt’s lecture. In the first part, Bob is going to take NewYork Rockefeller Center as an example to present how a complex is successfullyoperated to become a worldwide known landmark and managed in energy efficientand cost effective ways. In the secondpart, Bob will take Shanghai properties, The Springs and Qiantan projects, asexamples to show how a developer coordinates the architectures, location,traffic, environment, sustainability and so forth together in design phase togive a successful complex.
讲座摘要
一个成功的综合体项目不仅需要优美的建筑,还应配备MEP系统以满足租户迁入后的建筑能效优化。它需要将工作、生活、娱乐、休闲与健身整合到社区内便利的交通系统与便民设施中。它的功能应满足人的生活需求,同时也吸引更多的人来此购物、生活。这将使其零售部分增值,为开发商创造利润。
Bob Pratt的讲座将分为两部分。在第一部分中,Bob将以纽约的洛克菲勒中心为例,讲解一个综合体项目是如何成功地运作进而成为闻名世界的地标,以及是如何进行能源效率与成本效益的管理。在第二部分,Bob将以上海的地产——尚浦领世与前滩为例,展现开发商如何在设计阶段协调建筑、区位、交通、环境、可持续性等等方面,打造一个成功地综合体。
